Pre-Approved Modification Form

You may use this pre-approved Architectural Modification Form to paint your home ONLY if you are using pre-approved colors.

Email Management
You may use this pre-approved form to inform the association of your intention to repaint your home.  This form may be used only if all of the colors being used are part of the color schemes approved by the association.  If you plan on using a different color or you are requesting approval for anything other than painting your home, please use the Architectural Modification Form.

    Pre-Approved Architectural Modification Form - Home Repaint Only

    Section 1 - General Information

    Work may not begin until this form is submitted and receipt acknowledged via email by management (this will be your official approval notice) in accordance to the Association's Documents and Rules & Regulations.  All improvements must be completed within six (6) months of the approval notice date or this form becomes null.  A copy of all required Dade County permits, if any, are to be provided for Association files prior to work commencing.


    Section 2 - Project Details

    INSTRUCTIONS
    Approval is hereby requested for the following modification: EXTERIOR PAINT
    Select the chosen pre-approved color(s) from the dropdown lists below.
    If needed, include 1 picture per list with a max. file size of 20MB each.
    Date the application and provide expected start date and an estimate of the duration of the project.
    Wooden fences, fascia boards and soffits MUST be painted white.

    Section 3 - Digital Signature

    All changes and alterations shall also be subject to all applicable permits requirements and to all applicable governmental laws, statutes, rules, regulations, orders, and decrees.  Neither the Board of Directors, nor any member thereof, shall be liable to the Association or any Homeowner, or any other person or entity from any loss, damage or injury arising out of or in any way connected with the performance or non performance of the Board's duties hereunder, unless due to the willful misconduct or bad faith of a member, and only that member shall have any liability.  The Board shall review and approve or disapprove all plans submitted to it for any proposed improvement, alteration or addition solely on the basis of aesthetic consideration and the overall benefit or detriment, which would result to the immediate vicinity and to the community.

    1. Access to areas being modified are to be allowed through your property.
    2. You are responsible for any damages done to the common areas during the modification.
